There is no indication yet where that might be, though it would be logical to secure a space closer to the cruise terminals, if possible.

Carnival isn’t the only cruise company rethinking its headquarters and office space in the post-COVID world. Swiss cruise company MSC Group announced earlier this year that it would take about 130,000 square feet at a mixed-use development under construction near Miami’s downtown. MSC is also building a new four-story cruise terminal at PortMiami, which is expected to handle three ships and up to 36,000 passengers per day at any given time.

Celebrity Cruises is part of the Royal Caribbean Cruises Ltd. family, with headquarters near Royal Caribbean's in Miami. Most of its vessels are registered in Malta, but a couple are flagged to the Bahamas. Carnival Cruise Line first moved into the Doral office space – located at 3655 NW 87th Avenue, Miami – in 1983, having paid $16.6 million (USD) for the real estate at that time. While the cruise line does not appear to be relocating outside of the Miami area, the downsizing in office space can be a smart financial step as office roles have changed since the company first started in the location more than 30 years ago. The port of call will open with one dock capable of handling Carnival’s largest ships, the 6,000-passenger Excel class. Located 15 miles from the Port of Miami, the 470,000 square feet Doral headquarters has served as Carnival’s base since it was acquired in 1983. The Miami space is being listed with commercial real estate broker Cushman & Wakefield Plc. For its new space, the company is looking for about 300,000 square feet in the Miami area, a reduction of about 36 percent. The company has listed its current headquarters for sale and has tapped Cushman & Wakefield to broker a deal. Despite its status as one of the world’s largest cruise lines, Carnival is aiming to downsize from its sprawling 470,000-square-foot headquarters at 3655 NW 87th Avenue in Miami, Bloomberg reported.
Privately held Viking Cruises, which operates both river and ocean divisions, is registered to do business in Basel, Switzerland, with U.S. headquarters in Woodland Hills, California -- about a half-hour from Los Angeles. Its river ships are flagged to Switzerland, and its oceangoing vessels are registered in Norway. Falling under Carnival Corp. & plc's list of cruise brands, Seabourn sails a fleet of Bahamas-registered ships and has its headquarters in Seattle. Privately owned MSC Cruises is a division of the Mediterranean Shipping Company, a cargo shipping entity registered and headquartered in Geneva, Switzerland. (The office for its U.S. operations is in Fort Lauderdale.) Its fleet is largely flagged to Panama, but there are some Maltese and Italian exceptions.

Calypso Lagoon, just to the west, is home to the sport court, the freshwater lagoon and lounging options galore. This downsizing aligns with a broader trend toward more streamlined utilization of office space, potentially influenced by hybrid work arrangements and technological advancements. By the summer, when the company traditionally makes the most money, Carnival Corporation hopes to have all ships in the fleet operational. Carnival Corporation also re-opened all of its eight owned and operated private destinations and port facilities. Currently, eight out of the nine brands in Carnival’s portfolio are operational. By the end of 2021, the company had 50 ships back in operation, representing 67% of total capacity, returned 65,000 crew members to work, and carried 1.2 million guests. Currently, Carnival’s Doral headquarters is about 15 miles away on gridlocked highways from the port of Miami, where Carnival ships dock. Norwegian Cruise Line, which falls under the Norwegian Cruise Line Holdings umbrella, has a home base in Miami.
